The situation

A housing developer looking to expand into this market wanted an assessment of the local landscape before committing any real effort — the kind of read that usually takes a consulting engagement or an in-house analyst with relevant domain experience. No one on their side had either at the time.

The process

1. Source gathering

Primary documents only, pulled directly from the local housing agency's site and supplemental materials from the county.

2. Scope and structure

Used AI to think through the right shape for this kind of report — what a developer evaluating a new market needs on the first page versus deeper in.

3. First draft

Built the report inside a Claude Code project so the sources, structure, and draft all lived in one place that could be iterated quickly.

4. Red team pass

Took the first draft back to a separate AI session and had it critique the work — what lands, what doesn't, where the gaps and weak claims are. That produced a revision prompt I fed back into the original project.

5. Final revision

A second pass produced the final version with gaps closed and tone tightened. Total elapsed time: about an hour.
